Asbestos is only dangerous when it gets disturbed and goes airborne, which is exactly what happens during a renovation, a demolition, or a repair when nobody checked first. If your building went up before the 1980s, the safe move is to find out what is in it before any work starts.
Before any removal, we inspect and sample the materials in question. Asbestos hides in old floor tile and the black mastic under it, in pipe and duct insulation, popcorn ceilings, siding, and joint compound. A common one we run into is the 9 inch by 9 inch floor tile a homeowner finds after pulling up carpet, stuck down with black adhesive. Both the tile and that mastic from that era often test positive. We sample it, the lab confirms what is and is not asbestos, and you get a clear picture before anyone swings a hammer. This step is required by law before most renovation and demolition on older buildings.
When abatement is needed, we follow the rules that exist for a reason. That means sealing off the work area, running negative air pressure with HEPA filtration so nothing escapes, wetting materials to keep fibers down, and using methods like glove bag removal for pipe insulation when that is the right call. We handle occupied buildings, emergency response, full containment, and larger commercial jobs. Everything we remove is bagged, labeled, and disposed of at an approved facility, with the paperwork to prove it.
And we will tell you straight when removal is not necessary. Sometimes the right and far cheaper answer is to leave a material alone or encapsulate it so it stays sealed and safe in place.
